There is a lot of opportunity to assign my contracts. I assigned 5 contracts last year, and made about 30K. I want to move towards wholetailing now, but seems to be a much bigger transaction. Michael should I continue assigning or take the risk of wholetailing?
It’s difficult for me to wrap my brain around why someone would finance their own house being sold, especially when the initial conversation is I pay cash. My question is how do I start the conversation?

What would you do in this situation…. Absentee owner, wants to sell local house, we have negotiated 65% of what I believe to be as is, however the owner refuses to allow inspections before close. I feel like he is hiding something.

There’s a lot of talk about having a physical address when you register a business name and need a mailing address. The thing I don’t hear much about is having a registered agent. In Indiana a registered agent only costs $49 a year and will forward all my mail tome. It seems like that will work in place of using a P.O. BOX or UPS store address.
When marketing is it better to do a cluster campaign in one or two nearby zip codes or spread marketing dollars over a wide geography? Does it matter?
When developing the marketing chart we focused on “current Home Value” but when pulling the list in list source per your lesson #2 you changed to assessed value which added a few thousand extra names to the target list vs the current home value pull.Which is more accurate, which do you suggest Is used?

I am having a bit of a challenge with cold calling. Do you have a website or other resource for finding a list of phone numbers within a zip code? I tried several pages including white pages which won’t let me filter by zip and forces me to check every single prefix for the zip code it covers. There are over 1000 Pre-fixes.
A cash buyer is best, but do you avoid selling whole tail flips to buyers using F.H.A loans?
What do you think about purchasing short sell properties in today’s market?
I have a family friend who unofficially inherited a house after his brother died. They are told it needs to go through probate to get the deed transferred to his name with all the other siblings signing approval. He has already gotten verbal approval that he will get the house.Unfortunately he does not have the money to complete the probate process. Would you pay$700 to complete the process through your attorney if he has given you a verbal agreement to sell you the house once the deed is in his name? And you trust him.

I received a call from a motivated seller regarding a local property but the seller is out of town. To view the property, the seller said her son who is local could help and that he would be in touch. I’ve run the numbers and this is a great deal but I haven’t heard back from either the son or the out of town owner and I’ve followed up a couple times. Since many deals come from the follow up and this one will be a money maker, how much follow up can I make without becoming obnoxious but also knowing this is a deal I absolutely want to get under contract. Please advise.
Since a large percentage of sellers aren’t motivated and many deals come from the follow up, how can you determine which deals are follow up deals (continue to cluster market them as well as follow up call) and which ones do you refer to a realtors so determining this difference is important, Please advise.
Can you help me word the following contract terms with a seller?  Seller needs $53,500 cash to purchase her new home. I only feel comfortable paying $47,500 for her current residence (70%of as is). I suggest that I could possibly loan her the additional $6000 with a promissory note, 24 month term at some percent interest to get her the $53K she needs. Would you recommend structuring it this way?
What is the best way to get property profiles in an attorney state where attorney issues title insurance?

Michael, will you ever give the seller an option to choose from one of the multiple offers eg. 65% cash offer, subject to- take over existing payments with little to no extra $?
As far as business entities, Insurance, paperwork, phones. What is the bare minimum I need to get started wholesaling or whole tailing? I know you suggest going to get a DBA. When you go to meet with the seller and actually sign contracts do you use your business name or your personal name? I have one rental and plan on adding more next year but I assume that I will start a LLC when I get more rentals?
There’s a lot of talk about having a physical address when you register a business name and need a mailing address. The thing I don’t hear much about is having a registered agent. In Indiana a registered agent only costs $49 a year and will forward all my mail to me. It seems like that will work in place of using a P.O. BOX or UPS store address.
When marketing is it better to do a cluster campaign in one or two nearby zip codes or spread marketing dollars  over a wide geography? Does it matter?
When using the two part seller script and the potential seller says the property is worth $200K, but you can see on Zillow that its worth only $180K do you start the 85% negotiation from $200K or $180K.

I’m looking at a property which is worth $250-280 fixed up. I estimate it needs about $100k of work to get it in tip top shape (the seller won’t let me see the house,
so I am not 100% sure on the rehab costs. I did the math and worked out an offer of $80k. The seller wants $180k for the house, but I also know that he still owes $125k on the mortgage. Is it worth it to make an offer that is below what he still owes? Should I just make an offer above what he still owes, see the house, and then see if I can make the deal work at that price?

A seller contacted me about a lot he might want to sell in Portland, Oregon. This is an 11,000 sf lot zoned 1A for 7-11 units only.He owns it free and clear. He is open to a straight purchase, or an owner carry, or even a joint venture with a developer to develop the lot.It currently has a small shop on the property that he rents out for ~250 month to cover taxes.The lot value is $175k-$250k (Property Radar is at $233k). He stated he would sell for $150k but I believe he would sell for even less.He bought this in ’07 for $213k and is just tired of it.I would like to get this under contract and then assign it. I am leaning toward the owner carry. Michael,how would you structure an Owner Carry?What terms?Any thoughts about how to incorporate a potential JV carrot in there if needed to close the deal?  Any other idea’s I am missing?He is very open to creative options I think.How would you market this?

Seller thinks as is condition is around 75k. Based on recent sales in the area, I think it could appraise around 80k-85k. The average sale price in the area is $69,700 and the county assessment is $63,900.  Based on the pictures of the interior and the exterior condition, the house doesn’t look it needs hardly any work, if any at all. We drove past the house also and the exterior of the house is very well maintained. I would like to keep this as a rental if possible.Seller wanted 69k as her lowest offer and she is willing to do seller financing. She wants full payment in 5 years and 5% interest OR she is willing to go down to $64,500 if we pay cash. She is getting rent for $1000 a month. She said the tenant has been there for 7 years and has never been late and pays on time every month. Taxes and Insurance is roughly $212.55, I factored in $100 for property management fees, and $150 total for vacancy, capital expenditures, and repairs. Her one objection is she has done seller financing before and had difficulties with getting payment on time so she wants to know how we would handle this.  I don’t know where to go from here to make this deal work for me. I was playing around with the idea of paying cash and then getting someone to finance a mortgage for me or doing the seller financing for her terms. I am unsure how to figure out a balloon payment in 5 years with 5% interest though. We would like a cash flow of $200 a month but don’t want any less than $100 per month. I was gathering that she would prefer to have the cash and be done with it but she is open to options.

When doing the market analysis are there any guidelines or benchmarks to know if the market being analyzed is a good market.  For example, is 128 average days on market good, bad or in different?  Are many pre-foreclosures and REOs good, bad or indifferent and so on and so forth.  How much is too much?  Are there preferred targets?
Can you ask Michael what he would suggest for the following situation:
I have a property under contract that has nuisance liens and unpaid taxes totaling $6,500. It requires a Quiet Title Action which would cost $500-$1,500 and take 2 months. The Seller just wants to Quit Claim it to me. The BPO report shows a 30-day As-Is sales price of $14,900.
Can you explain passive vs dealer status? Is this only a tax thing? Does this mean if I have rentals in my name I can’t also do flips in my personal name?
The seller needs the money to go buy a trailer house, but then won’t have anywhere to stay.  My question is how could I best use sub to in this scenario so I can avoid the extra costs of transactional funding?  I think sub to would be the way to go and the contract would stay when i close i my side that the proceeds pay off the mortgage.So lets say we close within 30-45 days, would you do a weekly lease for 1 month?  I would think that might hurt my ability to sell it and I am worried if he wouldn’t move out and we might have an eviction on our hands.

When Whotailing. Would you put on your property description, “Asking $100,000 worth$200,000? If not, why not?
My city is a very hot market and it is very competitive. Some neighborhoods are white hot, with people buying house to bulldoze them and build new. I know one guy that is sending 2000 pieces per month to a 2 block square. Many others flood those homeowners as well. Does it make sense to get it into the mix with so much competition, or should I concentrate on areas that are only red hot a couple miles away, where there is less competition?
I know many of the deals we’ll get is from follow up and I also know that follow up is at 15 days, 30, 60 and 90 days.  My questions about follow up are:What type of follow up do you perform?  Phone call, text email?  Since you are cluster marketing you will be hitting them every 4 weeks for the next six months but I would like to understand this better?What is the script for such follow up?
If Wholesaling is buying low and selling low and Wholetailing is buying low and selling high, why would anyone bother wholesaling if you’ll make much less?
I want to start a campaign locally where i live, but am concerned it might not be the right market. We are in a very strong seller market here, multiple offers on the MLS listings and sale way above asking price. Seems like it would be difficult to find motivated sellers in these conditions especially for whole tailing?

What is the logic for this? 2. On the contract call yesterday Michael mentioned he does not do CMAs, 7 data points etc,until after a contract is signed with the seller. Then if the BPO looks good he will open escrow. My question is what do we tell the seller during the presentation regarding the date we will open escrow? Do we say I will need a few days to investigate then I will contact you about opening escrow? 3. When adding up the 5 months of costs that build up for the seller, do we only use two months here if our days on market average is two months? I am not understanding why we would subtract their monthly costs during the escrow period also if the seller is still paying their monthly mortgage during that time and not us. 4. When doing a ‘Subject To’ with a purchase at 5 years, does the seller receive the money paid towards the principal over the 5 years? For Ex. The owner has a balance of $100,000 at the time of the contract. Five years later when you are ready to sell their property, the principal is now $75,000. Does the owner receive the extra $25K that was payed down over the term? 5. If a seller says they owe $71,000 on their mortgage and are the amount of arrearage is$4,500, is the total payoff $75,500?
